Sheung Shui Centre Shopping Arcade (SSC) stands as a vibrant retail hub, strategically positioned to serve both local residents and cross-border visitors. To maintain its competitive edge and appeal, the mall has undergone a series of asset enhancement initiatives (AEIs) with focus on optimising shopping experience, diversifying the tenant mix, and advancing sustainability.
Crafting a Financial Services Destination
A key feature of SSC’s AEI strategy has been the transformation of the ground floor into a dedicated “banking street” concept. This initiative was designed to address the evolving banking needs of both local and cross-border customers, establishing a distinctive identity for the mall within the Sheung Shui district. The banking street has become a hallmark of SSC, reinforcing its role as a financial services hub in the community.
Space Reconfiguration and Facilities Upgrade
Overall the years, SSC has implemented multi-phases on space reconfiguration and facilities improvement:
- In 2008 and 2009, the Manager launched two phases of enhancement works, focusing on modernising amenities and walkways. These upgrades refreshed the arcade’s appearance and enhanced the overall shopping environment, attracting quality retailers and elevating the customer experience.
- A major reconfiguration completed in 2016 involved approximately 26,000 sq.ft. of gross rentable area (GRA). This renewal project involved converting the former Chinese restaurant space into multiple retail units, with the objective of attracting a wider range of quality tenants and brands, thereby improving rental returns and creating a more dynamic trade profile.

Green Initiatives
In line with Sunlight REIT’s commitment to sustainability, SSC has undertaken several green initiatives as part of its AEI programme. These include the replacement of the central chiller system and the installation of electric vehicle (EV) charging stations. The mall has also achieved Indoor Air Quality (IQA) certifications, underscoring its dedication to providing a healthy and environmentally responsible environment for shoppers and tenants.
